Sr. Construction Project Manager

This candidate will report to the Director of Construction & Engineering Services.

 

Responsibilities:                                                                           

 

The Construction Project Manager is responsible for overall project management for selected improvement, rehabilitation, and repair projects related to our core residential multifamily portfolio. The Project Manager is the leader, who conceptualizes the project, assembles the appropriate team, and successfully implements each project. Responsibilities include:

 

  • Develop plans, specifications, evaluations, and recommendations related to capital project needs
  • Execute capital improvement and rehabilitation projects, including developing plans and specifications, bidding and contracting, managing inspections and payments, and ensuring timely and quality completion
  • Develop and implement long term capital plans
  • Develop and implement major reinvestment capital plans
  • Participate in planning, pricing, and review of new construction projects
  • Coordinate the efforts of all team members, including architects, engineers, consultants, contractors, and property management personnel, to successfully achieve goals
  • Identify and directly source key materials
  • Identify, engage, and build relationships with capable contractors to ensure safe, efficient, timely, and quality work
  • Seek appropriate value engineering and quality improvement alternatives
  • Create and maintain project budgets and draw requests
  • Implement effective programs to control costs and deliver timely work
  • Ensure appropriate inspection and quality control of work
  • Prepare regular reports for internal stakeholders

 

Qualifications:

 

  • Qualified candidate will have a Bachelor’s degree in Construction Management (or related area of study)
  • Qualified candidate will have 5 years of construction management experience
  • Must be an excellent communicator: listening, speaking, and writing
  • Must have a collaborative approach, ability to problem solve and to compromise, and ability to conduct work within occupied residential properties
  • Must possess strong project management skills
  • Must have experience reading architectural and construction plans
  • Must have experience reading and managing project schedules
  • Must be proficient with Microsoft Office, including Excel
  • Proficiency with Microsoft Project or similar software is a plus

 

 

Physical Demands of Job:

 

  • Frequent hand motion with answering and dialing phones, and keyboard work on computers and hand held devices
  • Frequent use and viewing of computer screens, mobile devices, other electronic equipment, and paper reports, plans, and schedules
  • Frequent climbing, bending, stooping and other activities required to safely and effectively navigate construction jobsites
  • Frequent speaking and listening with internal and external team members and customers
  • Occasional carrying and lifting of 40 pounds to perform various duties
  • Extended sitting for long periods of time at a desk or workstation
