Property Manager

Lead a dynamic and growing residential property management team, with responsibilities for a multiple property high-rise portfolio.  The ideal candidate is highly knowledgeable about residential property management, is a leader, and is an excellent communicator capable of building successful operational teams.  This leader will effectively manage personnel, resources, and operations in order to create a leading property portfolio with growing value.

 

Reports To: 

Regional Property Manager

Required Duties:  (Successful candidate will achieve the following within the first 18 months)

  • Lead all facets of operations for a leading residential multi-property portfolio
  • Develop and lead an effective and dynamic team of property operations personnel
  • Oversee all aspects of financial performance, with an emphasis on consistent YOY NOI growth
  • Maintain and improve physical assets within the portfolio, and provide competitive amenities and services to residents
  • Direct the execution of best practices in operational procedures
  • Develop and successfully execute annual operating and capital budgets
  • Maintain strong knowledge of the local residential real estate market and direct knowledge of all competitive properties as well a leading properties in the broader market
  • Understand and successfully implement leading property operating procedures and systems, including full utilization of the Yardi property operating platform
  • Report regularly to management and senior management about financial and operational performance, with appropriate evaluation and analytical support
  • Work collaboratively with maintenance and construction supervision personnel to provide repairs and improvements with best available cost vs. value characteristics
  • Conduct regular meetings to ensure team alignment, goal achievement, and performance improvement
  • Conduct regular inspections to ensure that properties are maintained in a first-class manner  Ensure compliance will all laws, codes, and regulations            Any other duties as assigned.

Must Possess:

  • Superior leadership capabilities with excellent communication skills (listening, speaking, writing)
  • Ability to develop a cohesive and motivated team, with alignment and accountability
  • Strong organizational and multi-tasking capabilities
  • High goal orientation and proactive mindset
  • Ability to work a flexible schedule including some evenings and weekends

Required Skills:

  • Bachelor’s Degree
  • 5+ years’ experience in the residential property management industry
  • Must possess an Illinois real estate broker’s license
  • Proficient in operation of real estate software operating environment (Yardi, Real Page) and Microsoft Office, including Word, Excel, and PowerPoint

 

Physical Demands of Job:

  • Frequent hand motion with answering and dialing phones, computer and 10-key work;
  • Occasional carrying and lifting of 15 pounds to perform various office duties as assigned
  • Occasional immediate reaching to perform various office duties as assigned
  • Minimal overhead reaching to perform various office duties as assigned
  • Frequent standing for short amounts of time to perform various office duties
  • Occasional walking for short amounts of time to perform various office duties
  • Frequent sitting for long periods of time at desk or workstation
  • Use of other small office machines to perform various office duties as assigned
  • Minimal squatting or bending to perform various office duties as assigned
